What to Include in a Cabinet and Countertop Estimate

Here is a checklist of everything your estimate should address. Even if you sub out parts of the work (like plumbing or electrical), you need to either include it as a line item or list it as an exclusion so the customer knows who is responsible.

Project Information

  • Customer name, address, and contact information
  • Project scope (kitchen, bathroom, laundry, office, or commercial)
  • Cabinet type (stock, semi-custom, or custom) and manufacturer
  • Countertop material (granite, quartz, marble, laminate, butcher block, solid surface)
  • Layout drawing or sketch with cabinet and countertop dimensions
  • Timeline including lead times for cabinet and countertop orders

Tips for This Template

  • Cabinet pricing varies enormously by brand and quality level. The $350 to $950 per unit range in this template reflects mid-grade semi-custom cabinets. Stock cabinets could cut the cabinet cost in half. Full custom could double or triple it.
  • Always order 5 to 10 percent extra filler strips and moldings. You will use more than you think, especially in older homes where walls are rarely plumb and corners are rarely square.
  • Quartz countertop pricing at $85 per square foot is mid-range for a name-brand product. Budget options start around $55 per square foot, and premium quartz runs $100 to $130 per square foot.
  • Countertop templating happens after cabinets are installed. Make sure your timeline accounts for the gap between cabinet installation and countertop installation. Typically this is 5 to 10 business days for templating, fabrication, and scheduling.
  • Include plumbing and electrical disconnect/reconnect as separate line items even if you sub them out. The customer needs to see these costs, and you need to make sure they are covered.
  • Soft-close hinges are expected on mid-range and above cabinet jobs. If the cabinets do not come with soft-close standard, add the upgrade as a line item. Customers notice the difference immediately.

Tips for This Template

  • Bathroom vanity projects have higher profit margins than kitchen work because they are smaller and faster. Do not sell yourself short. A 15 percent profit margin is reasonable for this type of work.
  • Always check the plumbing rough-in location before ordering the vanity. If the drain and supply lines do not line up with the new vanity, you will need to add plumbing modification as a line item. This is common when replacing a single vanity with a double.
  • Include wall patching and paint touch-up in the estimate. The old vanity almost always leaves marks, holes, or a different paint color on the wall behind it.
  • Granite countertop pricing for bathroom vanities has a higher per-square-foot cost than kitchen counters because of the minimum fabrication charges. A 10 square foot vanity top costs almost as much to template and install as a 30 square foot kitchen top.
  • Order the vanity and countertop with enough lead time. If you show up to install and the vanity has not arrived, you are burning a day of labor with nothing to show for it.

Tips for This Template

  • Commercial cabinet work requires ADA compliance in many cases. Make sure you account for ADA-compliant base cabinets with knee clearance at sinks, countertop heights at 34 inches maximum for ADA stations, and proper hardware that can be operated with one hand.
  • Solid surface (Corian or equivalent) is popular for commercial applications because it is non-porous, repairable, and available in a wide range of colors and patterns. It costs less than natural stone and more than laminate.
  • Commercial projects often require after-hours installation to avoid disrupting business operations. If the client expects weekend or evening work, add a premium to your labor rates (typically 15 to 25 percent).
  • Include a line for project management and coordination on commercial jobs. You will spend time coordinating with the GC, other trades, building management, and the end user. This time is real and needs to be billed.
  • Transaction counters at reception desks need structural support to handle leaning and writing. Do not skimp on the support brackets and blocking. A wobbly transaction counter in a medical office looks unprofessional and creates a callback.
  • Inside delivery for commercial projects means carrying cabinets through hallways, elevators, and into the specific space. This is harder and slower than residential delivery where you back the truck up to the garage. Price accordingly.

Common Mistakes on Cabinet and Countertop Estimates

Not Visiting the Job Site

Kitchens in older homes are full of surprises. Walls that are not plumb. Floors that are not level. Soffits that do not match the plan. Plumbing that is not where you expected. If you bid from measurements alone without visiting the site, you will run into problems on installation day that eat into your margin.

Underestimating Trim and Filler Work

Filler strips, scribe molding, end panels, crown molding, light rail, and toe kicks are small items individually, but they add up quickly. A typical kitchen needs $400 to $800 in trim and filler materials alone, plus 3 to 6 hours of labor to install them properly. Estimators who price only the cabinet boxes and countertop slab leave money on the table.

Forgetting the Gap Between Cabinet and Countertop Installation

Countertops cannot be templated until cabinets are fully installed and level. Templating, fabrication, and scheduling typically take 5 to 10 business days for quartz or stone. If you promise the customer a completed kitchen in one week but did not account for this gap, you will have an unhappy customer with a kitchen full of cabinets and no countertops for two weeks.

Not Pricing for Plumbing and Electrical

Even if you do not do the plumbing and electrical work yourself, the customer expects the sink, dishwasher, disposal, and under-cabinet lights to work when you are done. Either include these costs in your estimate (and sub them out) or clearly list them as exclusions. Ambiguity here leads to disputes.
